The audited accounts for the 2025/26 financial year reflected a very strong and healthy financial position (cash positive, no debt, good capital & contingency reserves, reasonable monthly levies, no bad debts) mainly due to the strict financial protocols in place
- Apart from the Estate Manager and Administrative Assistant, we do not employ our own staff, but outsource and strictly manage all Services Providers
- Bottoms-up zero based budgeting every financial year
- Strict oversight of Purchase, Authorization and Payment protocols
Management – Principles & Dynamics
The Estate is managed by a Management Committee that consist of the Estate Manager, Administrative Assistant and a Board of Trustees.
The Management Committee or “Dagbestuur” meets formally every month to report, review, debate and decide on the affairs of The Estate.
The day-to-day management and supporting decisions pertaining to the affairs of The Estate is the mandated responsibility of the Estate Manager.
The Members of the Board of Trustees are for the purpose of oversight, advice and guidance.
The Management Committee is dedicated to and works towards delivering and fostering a dream lifestyle that includes: –

Constitution and Estate House Rules & Regulations
- The Constitution is a binding “Legal Framework” that applies equally to the HOA and its members. All members become bound to the constitution at the time that their property is registered and transferred. Members cannot opt out of this.
- The House Rules are the “Guidelines to Acceptable Behavior” and applies equally to the HOA and all residents. The Rules and regulations are consistent with the principles and rules set out in the Constitution.
- It is our intent to, at all times, interpret the rules and regulations wisely, apply them consistently and fairly, and encourage members and residents to comply with the same.
- We constantly review, debate and amend policies, procedures and house rules, to more accurately reflect the dynamics of The Estate as it evolves.

- We don’t try to do ourselves what others are best qualified and equipped to do
- We prefer to engage with and use Service Providers who are better qualified and equipped than ourselves in providing the said services
- We don’t employ staff and purchase equipment on the erroneous assumption that we can do it inhouse better and cheaper
- We stay focused on our mandate to manage the affairs of the Estate and not the affairs of the residents of the Estate
